Downtown Miami vs South Beach: Which one to choose if you’re a freelancer?

Downtown Miami offers the most opportunities if you’re a freelancer, especially working in the tech industry. It’s more centrally located, and if you still want a taste of that beach life, Miami Beach is only a 15 to 20 drive away. Freelancing offers the ultimate flexibility regarding where to work, and the coworking spaces available in Downtown Miami give you more options if you want to get out of your home but don’t want to go to the nearby coffee shop. The state of Florida is also known for its low taxes, and is one of 7 states in the U.S. that does not levy state income tax — which is beneficial for both individuals and businesses.

The real estate and rental markets are very active in Downtown Miami and South Beach. The median sale price for homes in Downtown Miami is $620,000, and prices for condominiums range from $300,000 to luxury units selling for up to $23 million. Most of those living in Downtown Miami choose to rent, with the minimum monthly rent at $2,200 and luxury apartments and condos renting for up to $45,000 per month. The rental market is going strong, thanks to the ongoing demand from young professionals and residents drawn to its central location and all of the amenities Downtown Miami has to offer.

Waterfront property never comes cheap, and the homes available on the real estate market in South Beach are no exception. Median sale prices are currently at $380,000. However, luxury condos and historic waterfront properties are in high demand, selling for millions of dollars — going well above the median. The average rent in SoBe is around $2,000 per month, and luxury rentals with ocean views cost significantly more per month.

The cost of utilities in Downtown Miami and South Beach are comparable, but everyday living expenses in South Beach do tend to be higher because of its prime, beachfront location.

Considering Both Options?

If you’re looking for the best of both worlds, and want immediate beach access, living in South Beach and working in Downtown Miami could be the best option for you. Though it’s worth noting that Downtown Miami still offers the most opportunities for freelancers, entrepreneurs, and young professionals. If you’re not up for commuting to work every day from South Beach, working and living in Downtown Miami is the way to go. You’ll still be close enough to SoBe to enjoy those beach days, but you’ll eliminate the stress of a daily commute.
